AMERICAN HOMES is the company that appeared on the Georgian market a few months ago and has already established a distinct place in society. “OK!” talked to Rusudan Gaprindashvili, the Director of AMERICAN HOMES, who explains in detail what the company offers to its future residents.
Tell us about the company. When and who founded American Homes and has the construction already begun?
The company American Homes was founded in December of 2018, and in August, 2019 we began our first construction. This is a new challenge that has the ambition of establishing a new standard of living in the capital with a completely different project. The total area is 3300 m² and 9 private houses will be built with their own yard and parking space. In fact, a small settlement will be created, which after a busy day will completely cut you off from a tiring city and allow you to relax in a cozy environment.
Modern people want more than a multi-storeyed apartment. This is a space with wide courtyards, greenery and fresh air; A place where there will be more comfort for the whole family and a safe environment for children. It is these requirements that gave rise to the idea, and it also serves the concept of American Homes.All private houses will be built as two-floored, with terrace and balcony. The terrace will be open on the 3rd floor of the house and a winter garden can be arranged there if desired. This will make the interior of the house even more beautiful and attractive.
The living space of each house starts from 209 m2. On the back there will be a free, 139 m2 green space, this is ideal for a garden house, pool, mini-attractions for kids and for different purposes.
Why American Homes?
We called it American Homes because we have an American investor whom the idea of our project belongs to and we build it in accordance with the American standard. Our investor has a great deal of experience in real estate in various countries around the world, and on the background of his experience we can expect that our private home project will surely give owners great pleasure.

Where are the houses built?
The houses are being built on Frederick Montparre Street in Didi Dighomi. I did not choose this place by accident, as Frederick Montparé was a Swiss traveler who traveled in the Caucasus, including Georgia, and he created the first geological map of our country. Our homes are also a journey that leads us to our cozy environment at the end of a tiring day. In our daily reality, it is essential for people to relax in a green environment, and this is already available beyond the door of our house.
Talk about project terms, quality and payment terms.
Our company is focused on the interests of the customers, so the project fully meets the needs of the segment that wishes to purchase these types of houses. The houses are of 209 m2 and 226 m2. This only applies to the living space, with 80m2 of terrace on the 3rd floor added 200 m2 of land, arranged for parking space and greenery. The terrace and the well-furnished yard are,in fact, gifts for the customers.
Our homes are at least in state of green-framed, where we are the first to adopt a new standard that includes the following: “Green Frame with Green Yard”. This is our standard and we hope it will become a trend in Tbilisi.
Houses are built with high quality, environmentally friendly materials that are safe for children. Heat resistance is guaranteed, which greatly reduces utility costs.
Currently, the construction of 3 houses is in an active phase and they will be completed by the end of December. Construction of the rest of the houses will begin in January so that the first three owners will soon move to their dream homes. Internal installment terms are connected to this and are tailored to the customer’s wishes. Accordingly, the payments will be provided in a way that is comfortable for both parties.
In addition, we cooperate with banks and with their help the consumers can buy a home by a mortgage.
